01 · What I actually do

Four strands, one job: solve the problem in front of me.

Most property is sold one way because that is the only way anyone offered. A lot of the time it is the wrong way for the person selling.

Buying

I make offers on property across my patch, shaped around the seller's situation rather than forced into one template. Sometimes that is a straight purchase. Often it is not.

Structuring

Some sellers need speed. Some need certainty. Some need time, or a way out that the open market simply does not offer. Working out which, and building something that fits it, is the actual skill.

Placing

When a deal suits another investor better than it suits me, I package it properly and place it with them. The fee is agreed and set out in writing before anything is signed, every time.

Where this is going

Supported living: homes for people with neurodiversity and mental health needs, held for the long term and run day to day by a specialist provider. That is the business I am building towards, and the reason I picked this over easier things.

02 · Why

The short version.

My father ran businesses all his life and came to property late. Before he died in 2024 he told me he wished he had started sooner, and he was right. I had spent nearly twenty years running my own side businesses with the same intention and the same excuses, and had done the training more than a decade earlier without ever acting on any of it. That was the year I stopped putting it off.

What followed was two years of catching up properly: reading, courses, seminars and masterminds, and then the part that actually counts. Talking to agents. Viewing houses. Getting quotes from trades. Putting offers in, twenty four of them across 2025. I went and qualified as an independent estate agent so I could sit across the table from more sellers, more often.

Before property, I spent twenty years as a professional public servant, working with local people including the vulnerable, and alongside local authorities. It taught me how to sit with somebody on the worst day of their year and be useful rather than in the way. That turns out to be most of this job.

The rest of me is practical. My wife and I did up the first houses we lived in, while living in them. I am an amateur blacksmith.

I like work that leaves something solid behind. That is most of why property, and not something easier to scale.

Anyone can say they are professional. These are the things you can independently verify, which is the only kind of claim worth making.

04 · Straight answers

The three questions you are already thinking.

"You have not completed a purchase of your own yet, have you?"

No. Two years of study, viewings, trade quotes, agent relationships and twenty four offers, and no completed purchase of my own. I am not going to dress that up, because you would find out anyway and then you would rightly wonder what else I had smoothed over.

What I have instead is a patch I know, a way of working that is built around the seller rather than around me, professional registrations that plenty of people three years in still do not hold, and a habit of telling you the awkward thing first. If a completed track record is your minimum, I am not your man yet, and I would rather say so now. If judgement and straightness matter more to you, we should talk.

"How do you get paid, exactly?"

Two ways, and no third. On a deal I place with another investor, a sourcing fee, agreed and written down before anything is signed, never a surprise at the end. On a property I keep, I make money the way any landlord does, slowly.

I am not paid by anyone to point you anywhere. If that ever changes, you will hear it from me before you hear it from anyone else.

"You are also an estate agent. Whose side are you on?"

A fair question, and I would rather answer it than have you sit there wondering. I am a self employed estate agent under The Property Experts network, trading separately as SY Property Experts. It is a different business from this one and I keep it that way: I do not buy property I am instructed to sell.

It exists for two reasons. Talking to far more sellers makes me better at the part of this that matters. And the qualifications, the anti money laundering training and the data protection training that come with it make me a safer person to be on the other side of a transaction from.
